Betty and I arrived on time and a Limo
was waiting to take us to the Hotel. We checked in and put away
everything and saw we had a beautiful view of San Diego. We went to
lunch at Jim Croce's Bar and Restaurant. Our driver recommended it if we
were fans and of course we are and yes we want to go. The place is many
things to many people but for us it has good food and It was good just
being there. Betty had made contact with a realtor, Miss Childs, while
still in New York and had several places to look at. We met at the first
place, was not impressed at all so on to the next and it was much better
but it was old and in need of renovating. The third was better and still
not what we are looking for. Miss Childs said that was all she had at
the moment. Then she stopped and said, wait a minute There is one more
but it is in foreclosure but it could be bought. We drove east and came
to a new building that was in the last week of construction. Miss Childs
said the landowner was in trouble with the lender and was ready to deal.
She said she had six tenants ready to sign purchase agreements and four
waiting to see where the chips fall before they signed. So do the owner
or lender know where you are with your buyers? NO they do not. How
many units are there? thirty two. What is the selling price? They are
hoping for Forty eight million. What does the lender want to walk away.
Four point five million. The owner needs six point five to satisfy the
Contractor and the owner would be free and clear. The owner is out of
money, he lost his investors and he is about ready to kill himself.
We walked in and took a short tour
and met the owner. Mr. Sweeney, so what's the deal here? I asked. Well
we can't sell anything until we secure the financing and that's tied up
at the moment. So can we buy a unit or not? Well come back in a few days
and I will see what I can work out for you. I'm asking one point five
per unit. Wait a minute do you own this or not? I really need to raise a
lot of money and until I do I can't sell anything. How much is a lot of
money. I think I need about twelve Million at this point and that is
about a break even. What do you want for the finished building. I was
hoping for Forty eight million but at this point I am in real trouble.
If I were to write a check what would you take. He laughed and said, I
want twenty Five million. I turned and walked toward the Limo and he
said , wait what do you have in mind. I will give you a check for Twelve
million now and two million in Cash when the papers are signed. He
looked at me funny as if I had saved his life and he said, I will take
it. Get in with us. We drove to Miss Childs' office and she signed
receipts for the money and opened an escrow account for the purchase.
I called Jennie and we faxed her the
information and we discussed the building. Everyone is ready to move on
this and I can see its a really good deal. Are you buying the building
for yourself or for us or the three of us or what do you have in mind?
Jenny if you want it I would be ok with it, what does Betty want? You
talk to her. They talked for a few minutes and she gave back the phone.
Kay If you want to split three ways We are in. Yes Jennie I'm up to
that. Ok. Betty and I will put our money in the escrow and you do the
same and the cash deal will work it's way out. Miss Childs we are buying
the building as a group. What is your first name? Fay, please call me
Fay. Ok Fay can we have every one in a meeting tomorrow and see if we
can close this thing up in the next week. We can do that. I want people
living in this building in ten days. We were all laughing. Can it happen
that fast? Betty said. If we can get everyone on the same page.
Betty and I returned to the Hotel
after we dropped Mr. Sweeney at the new building. We went to our room
to shower and dress for dinner. I was rather tired from the flight and
the tour of the buildings and I spent a lot of money of mine and
Jennie's and Betty's. Betty is very happy with the building. Kay how do
you do it. You made all of us a lot of money today. I hope so. Jennie is
going to cover part of my investment. Betty, Fay will be getting
money for ten units before we need the money in the escrow account and
we will carry the loans for ourselves. Jenny will set it up as a
partnership. We can turn it over to Fay or someone like her to sell or
lease the rest of the units out. We will keep one for ourselves and that
leaves twenty one to go....... We had been undressing as we talked and
